Legal fees
There may be extra legal fees if you ask us to do additional work which does not form part of a usual conveyancing transaction (such as preparing a Power of Attorney or a Transfer of Equity) or if we are required to pay extra unexpected amounts to other people. Such as: -
- on a purchase, if we need to undertake additional searches (coal mining search, flood search, etc.) or if search fees and other payments exceed the estimated figure.
- on a sale or remortgage, your mortgage lender may require your mortgage to be repaid by a bank transfer so there may be an additional bank transfer fee of £34.50.
- on a leasehold sale or purchase, there is usually a fee to pay to a landlord. We estimate this at £75.00. Sometimes the fee will be less than this but occasionally it will be more. If so, we will let you know.
- on a remortgage, our quote is only valid if your property is already registered at the Land Registry. The majority of properties are. If your property is not there may be additional Land Registration fees. If this is the case we will let you know, provide you with the figure and check if you still wish to proceed.
Leasehold properties
If you believe that the property is freehold and we have quoted on that basis, but it subsequently turns out to be leasehold, we will need to charge you according to our leasehold scale of fees.

We are committed to keeping your personal information secure and confidential. We will maintain confidentiality. The information which you provide to us is required in order to take your instructions and in order that we can contact you.
To access the online case tracking facility we will provide you with a username and you can choose your own password.
Your details will not be provided to any third parties other than official bodies such as The Law Society or to disclose any suspicion of money laundering to the National Criminal Intelligence Service. You will not receive any unsolicited communication from any third parties.
